Some common questions you may be asking yourself:

Why should I test for Meth?

If landlords rent out contaminated properties, they may be breaching their obligations under the Residential Tenancies Act 1986. They may also be breaching other legislation such as the Building Act 2004 and the Health Act 1956 and the Residential Tenancies Amendment Act 2019.

Why should I pay for this?

As the landlord you NEED TO ESTABLISH a baseline reading for any new tenancy. This is to show the property reads NEGATIVE or low/safe/liveable readings of meth. This then allows us to demonstrate that the home is a safe and habitable property for the current and/or new tenants.

What happens if I didn’t do Meth Tests before the tenant moves in and Meth is found?

We simply have the property cleaned and retest back to negative or low/safe/liveable readings as mentioned above. This cost can vary between $500.00 - $1000.00 for low readings and is a really small price to pay compared to the possibility of compensation payments to the tenant! (depending on the size of the property).

What are the repercussions for the tenant?

If a negative baseline test is established at the start of the tenancy, and then a positive reading is found either throughout or at the end of that tenancy that is over the safe level limit, then the cost for CLEANING AND REINSTATEMENT is that of the TENANTS.

How does the P Alert Alarm work?

The P Alert Meth Alarm takes a reading of the air quality every half an hour and if smoking and / or manufacturing of methamphetamine is detected, an immediate REAL TIME alarm activation will occur. The P Alert Meth Alarm will send an SMS or email alert to your mobile phone or email.

Weekly reports are generated and sent to your nominated mobile phone for each property with and average reading and peak reading.

Can tenants tamper with the P Alert Meth Alarm?

There are two tamper alerts fitted, if a person tries to take it down from the installed position or cover it up, a tamper alert message will be sent to your nominated mobile phone number.
